Approve project work breakdown structures (WBS), construction methodologies, and sequencing plans. Ensure proper integration of civil, MEP, and finishing activities in the master schedule.
  • Anticipate potential risks, delays, or technical conflicts that could impact project progress and implement preventive measures. Provide high-level support to Project Managers by proactively identifying bottlenecks, expediting decision-making, and ensuring smooth site operations.
  • Review project contracts (FIDIC, lump sum, re-measure, etc.), assess risks related to scope variations, claims, and potential disputes, and implement mitigation strategies. Ensure constructability reviews of design drawings, monitor IFC (Issued for Construction) drawing updates, and oversee coordination between consultants, subcontractors, and suppliers to resolve design conflicts.
  • Conduct site visits to assess actual progress against baseline programs, review site logistics planning, and ensure optimal resource utilization for manpower, plant, and materials. Act as the primary interface with clients, consultants, and authorities (Dubai Municipality, RTA, Trakhees, DEWA, etc.), ensuring compliance with local regulations and securing necessary approvals.
  • Approve procurement strategies, monitor long-lead items procurement (structural steel, façade systems, MEP equipment), and ensure timely material deliveries per site requirements. Validate project cost reports, approve interim payment certificates (IPCs), assess cash flow requirements, and monitor cost variations and change orders to maintain project profitability.
  • Ensure implementation of QHSE policies, oversee site audits for compliance with ISO 9001, 14001, and 45001 standards, and address NCRs (Non-Conformance Reports) through corrective actions. Coordinate civil and MEP interfaces to avoid clashes during execution, ensure successful commissioning of building services, and oversee testing & commissioning activities for compliance with project specifications.
  • Ensure timely submission of as-built drawings, O&M manuals, and warranties. Oversee snagging, de-snagging, and project handover in compliance with client expectations and authority approvals.
