Job Description

Roles & Responsibilities

  • Direct and control the operations of the handover team. Oversee the DLP process across all projects, ensuring rectification works are completed within Contractual timeframes.
  • Communicate clearly and directly with employees concerning performance expectations, productivity, and accountability.
  • Allocate sufficient resources for each project to monitor and execute necessary rectifications.
  • Ensure that procedures and processes for running the handing over/DLP are applied within each project's capacity.
  • Recommend improvements in the overall handover/DLP process.
  • Ensure that contractors in each project have a proper handover/DLP plan and a team capable of addressing all snags and customer comments.
  • Interact with stakeholders such as PM teams, contractors, consultants, customer service, DHCM, and customers.
  • Coordinate with Customer Service, Malls & Hotels for smooth handover of malls, hotels, residential units, and common areas to the concerned entities.
  • Ensure that rectification works are completed within the homeowners' snagging cycle time frame.
  • Provide clearance to Project Delivery teams for issuance of DLC to contractors upon completion of all snags/punch lists.
  • Review status reports prepared by the handover team and modify schedules or plans as required.
  • Prepare handover status reports for management.
  • Review and ensure all handover documents are provided by contractors prior to submission to the Customer Care and DHCM teams.
  • Ensure 95% of snags are resolved within the agreed timeframe, with 100% of handover procedures followed across all projects.
  • Submit accurate reports and documents on time with at least 98% accuracy.
  • Maintain a minimum 90% satisfaction rate from stakeholders through timely coordination and communication.
  • Ensure all projects are adequately resourced and implement at least two process improvements annually to enhance efficiency and quality in the handover process.

Desired Candidate Profile

  • Bachelor's Degree, Civil Engineering preferred
  • Minimum of 12+ years experience in the field of Construction/real estate.
  • Competence experience and thorough knowledge of construction industry process.
  • Proficiency in MS Office Suite
  • Project management
  • Strong communication and interpersonal skills to effectively manage relationships with stakeholders (internal and external).
  • Meticulous attention to details and analytical skills.
  • Excellent time management skills to prioritize tasks and meet deadlines.
  • Strong organizational skills to manage multiple tasks efficiently and prioritize workload.
  • Strong Negotiation skills
  • Ability to meet deadlines and manage time effectively.
