Job Description

Roles & Responsibilities

We are seeking a results-driven Business Development Manager to lead our land sales division and cultivate strategic partnerships with property developers. This role is ideal for a motivated professional with strong market knowledge, exceptional negotiation skills, and a proven track record in real estate transactions. You will identify high-potential land opportunities, build developer relationships, and drive revenue growth through successful deal closures.

Key Responsibilities

Land Acquisition & Sales:

  • Source and evaluate land parcels suitable for residential, commercial, industrial, and mixed-use development
  • Conduct comprehensive market research to identify emerging growth areas and investment opportunities
  • Perform due diligence including zoning analysis, environmental assessments, and feasibility studies
  • Negotiate purchase and sale agreements with landowners and developers
  • Manage transaction processes from initial prospecting through closing

Developer Relations & Partnership Management:

  • Build and maintain strong relationships with property developers, investors, and industry stakeholders
  • Understand developer acquisition criteria, investment thresholds, and project requirements
  • Match land opportunities with appropriate developers based on expertise and financial capacity
  • Structure creative deal arrangements including joint ventures, option agreements, and phased acquisitions
  • Coordinate with legal, financial, and technical teams to facilitate smooth transactions

Business Development & Strategy:

  • Develop and execute strategic business development plans to achieve revenue targets
  • Create compelling investment presentations and proposals for clients and stakeholders
  • Identify off-market opportunities through networking and industry connections
  • Monitor market trends, competitor activities, and regulatory changes
  • Maintain comprehensive database of land inventory, developer contacts, and active deals

Desired Candidate Profile

Education & Experience:

  • Bachelor's degree in Real Estate, Business Administration, Finance, Urban Planning, or related field
  • Minimum 3-5 years of experience in real estate sales, land acquisition, or business development
  • Proven track record

Technical Skills:

  • Strong financial acumen with ability to analyze development pro formas and investment returns
  • Proficiency in real estate market analysis and valuation methodologies
  • Excellent MS Office skills (Excel, PowerPoint, Word)

Professional Competencies:

  • Exceptional negotiation and deal structuring abilities
  • Outstanding relationship-building and networking skills
  • Strong communication skills (written and verbal presentations)
  • Self-motivated with ability to work independently and manage multiple projects
  • Strategic thinking with commercial awareness
  • Valid real estate license (required or ability to obtain)

Preferred Qualifications:

  • CCIM (Certified Commercial Investment Member) or similar professional designation
  • Established network of developer contacts and industry relationships
  • Experience with commercial or residential development projects
  • Knowledge of construction processes and project management
