About the Role
The Accounts Manager will lead the finance func9on for real estate projects, overseeing financial
repor9ng, budge9ng, compliance, and project-specific accoun9ng. The role requires deep knowledge
of real estate brokerage and development finance, with a hands-on approach to process improvement,
internal controls, and client account management.
Key Responsibili2es
• Financial Repor2ng: DraU monthly, quarterly, and annual financial statements. Prepare
accurate monthly fund posi9on reports and ensure all transac9ons are recorded within the
correct accoun9ng period.
• Month-End Close: Ensure 9mely and accurate pos9ng of all expenses, receipts, accruals, and
journal entries.
• Sales & Income Analysis: Review financial reports, analyse actual vs. forecasted sales/income,
and recommend improvements for planning accuracy.
• Vendor & Prepaid Management: Process vendor payments, track prepaid expenses, and
maintain up-to-date records based on contractual terms.
• Sales & Leasing Repor2ng: Maintain accurate repor9ng systems for all sales and leasing
transac9ons. Provide periodic updates and reports to senior management.
• VAT Compliance: Maintain VAT input/output logs, ensure 9mely filing of quarterly VAT returns,
and support audits as required.
• Budge2ng & Forecas2ng: Lead annual budget planning and rolling forecasts in collabora9on
with department heads.
• PeGy Cash Oversight: Monitor and review peYy cash reports and ensure proper
documenta9on and approvals.
• Payroll & AML: Oversee payroll processing and ensure compliance with An9-Money
Laundering (AML) requirements related to client transac9ons.
Project-Based Financial Management
• Client Account Management: Maintain mirrored project bank accounts to reconcile incoming
payments with corresponding client ledgers.
• Collec2ons Follow-Up: Liaise with agents and clients to follow up on pending payments per
signed Sale & Purchase Agreements (SPAs).
• Sales Documenta2on Review: Review SPAs and Purchase Agreements for financial accuracy
before final approval and signatures.
• Custom Repor2ng: Generate ad-hoc reports including booking status, sales progress,
collec9on summaries, and profitability insights.
• Regulatory Compliance: Ensure full compliance with RERA and DLD regula9ons, including
escrow and AML repor9ng.
What We’re Looking For
• Bachelor’s degree in Accoun9ng or Finance; CMA, CPA, or similar cer9fica9on preferred.
• Minimum 8+ years of accoun9ng experience with at least 2/3 years in a Real Estate/Developer
or Brokerage company in the UAE.
• Strong knowledge of general ledger, month-end/year-end close, and project-based financial
repor9ng.
• Advanced MS Excel skills (Pivot Tables, VLOOKUP, data analysis).
• Proficient in Tally Prime or similar accoun9ng soUware.
• In-depth understanding of UAE VAT regula9ons, RERA/DLD compliance, and escrow
mechanisms.
• Excellent aYen9on to detail, communica9on skills, and ability to manage mul9ple
stakeholders.
• Proac9ve mindset with the ability to improve financial controls and repor9ng efficiency.
