Roles & Responsibilities
Position Overview:
We are seeking a highly experienced and strategic Senior Facility Manager to provide overall leadership and direction for the Facility Services department. The ideal candidate will be responsible for ensuring the seamless, safe, and efficient operation of a mixed portfolio of shopping malls and residential buildings. This role demands a proactive leader with a proven track record in managing large-scale, complex facilities.
A. Strategic Leadership & Operations:
- Develop and implement the strategic vision for the facility management department.
- Oversee the 24/7 operational management of all mall and residential common areas, including MEP (Mechanical, Electrical, Plumbing), HVAC, life safety systems, and structural integrity.
- Ensure all facilities comply with local, state, and federal regulations, including building codes, fire safety, and environmental standards.
- Prepare and manage the annual facility budget, ensuring cost-effectiveness and financial discipline.
B. Maintenance & Asset Management:
- Implement and oversee a comprehensive Preventive Maintenance (PPM) program for all critical assets to minimize downtime and extend asset life.
- Manage corrective and breakdown maintenance, ensuring swift resolution of issues.
- Lead capital project planning and execution for renovations, upgrades, and retrofits.
C. Tenant & Resident Relations:
- Act as the primary point of contact for facility-related issues for commercial tenants (mall) and residential occupants.
- Ensure high levels of tenant/resident satisfaction by maintaining excellent service delivery and prompt response to queries and complaints.
- Coordinate with mall management and residential owners' associations (if applicable) on facility matters.
D. Team & Vendor Management:
- Lead, mentor, and develop a large in-house team of technicians, supervisors, and housekeeping staff.
- Manage a roster of external vendors, service providers, and contractors, including procurement, performance evaluation, and contract management.
- Ensure all work by staff and vendors meets quality, safety, and service level standards.
E. Health, Safety & Security:
- Champion a culture of safety across all facilities.
- Oversee the implementation of emergency response procedures, disaster recovery plans, and business continuity plans.
- Coordinate with security teams to ensure a secure environment for shoppers, residents, and staff.
F. Sustainability & Energy Management:
- Drive initiatives to improve energy efficiency, reduce water consumption, and minimize the environmental footprint of the facilities.
- Explore and implement green building practices and technologies.
Desired Candidate Profile
A. Experience:
- Minimum of 10 to 15 years of progressive experience in facility management, with a significant portion specifically managing large shopping malls and high-rise residential buildings.
- Proven experience in managing multi-disciplinary teams and large-scale budgets.
B. Qualifications & Skills:
Bachelor's/Master's of Mechanical or Electrical Engineering
- Technical Knowledge: In-depth understanding of MEP systems, HVAC, BMS (Building Management System), fire & life safety systems, and building automation.
- Management Skills: Strong leadership, team management, and vendor negotiation skills. Excellent problem-solving and decision-making abilities.
- Financial Acumen: Demonstrated experience in budget preparation, financial forecasting, and cost control.
- Communication: Exceptional verbal and written communication skills, with the ability to interact effectively with tenants, residents, senior management, and authorities.
- Software Proficiency: Proficient in Computer-Aided Facility Management (CAFM) software, MS Office, and building management systems.
