Senior Director, Project Management ROSHN

Key Qualifications and Skills

• Bachelor s degree in engineering from a recognized university (mandatory). Registered with Saudi Council of Engineers Consultant level. Chartered Professional, master s degree or MBA preferred.
• 25+ years of experience in project delivery and/or development within large-scale real estate environments.
• Proven experience managing residential and mixed-use real estate projects with individual project values exceeding SAR 1 billion.
• Demonstrated experience in full construction lifecycle delivery of project
• Exposure to both delivery and development functions across the project lifecycle.
• Demonstrated experience with quality, safety, and risk frameworks in top-tier real estate development organizations.
• Strong strategic thinking, stakeholder engagement, and problem-solving skills.

Strategic Oversight & Governance

• Partner with the CPEO to drive portfolio-wide delivery (Operational Excellence (OE)) initiatives aligned with corporate objectives.
• Lead efforts to standardize and embed consistent project OE execution frameworks, including QA/QC, risk, HSE, reporting, and permitting protocols.
• Chair regular internal reviews and escalate critical risks for senior-level resolution.

Modern Methods of Construction (MMC)

• Drive adoption of MMC across the portfolio, including offsite manufacturing, pods, and precast innovation.
• Work with the MMC team to evaluate, pilot, and scale alternative construction methods that improve quality, cost, and time.

Escalation Management

• Act as the primary escalation point for project delivery issues requiring central intervention.
• Oversee development and implementation of escalation protocols to resolve project bottlenecks efficiently.

Innovation & Continuous Improvement

• Utilise an Operational Excellence (OE) approach to Identify, evaluate, and coordinate project execution innovations across tools, processes, and supply chain models.
• Collaborate with internal teams (IT, Data, Finance) to embed digital solutions and improve field productivity.

Reporting, Insights & Analytics

• Establish reporting dashboards and KPIs to monitor performance across all delivery functions.
• Drive consistent and insightful reporting to ExCom, Board, and shareholders (e.g., PIF).

Stakeholder Engagement & PIF Communications

• Act as the single point of contact for PIF on project delivery matters in coordination with the CPEO.
• Ensure timely responses and reporting and align internal narratives for external stakeholders.

Risk Management

• Manage the ROSHN project delivery risk register
• Act as single point of contact for all ROSHN Project Delivery Risk issues register

People & Culture

• Mentor and develop a high-performing Delivery Operational Excellence team.
• Promote a culture of operational excellence, accountability, and continuous learning across Project Execution.
