Job Description
Roles & Responsibilities
Job Purpose
· Responsible for boosting profitability through the number of successful leads and high occupancy rate.
· Accountable for all aspects of the administrative process of sales and leasing the commercial and residential units.
· Support property manager in processing effective properties’ operations to maximize revenue.
· Act as ambassador to public and community providing exceptional services level to clients.
Accountabilities
Financial Performance
· Participate in boosting the cash flow through increasing the number of leads and tenancy occupancy rate.
· Best utilize the available resources to improve the properties’ financial performance in terms of revenue generation and debt collections.
· Design and implement cost reduction programs however maintaining high quality.
Customer Satisfaction Performance
· Maximize the number of leads through building a rapport with current and potential clients.
· Conduct on-going studies and researches of the market trends, competitors’ activities and future economic conditions in order to suggest proactive approaches.
· Actively participate in the implementation of sales activities, community outreach programs and promotional campaigns.
· Strengthen the relationships with local authorities, business leaders and community to enhance the brand image.
· Adapt to recent communication approaches such as: digital platforms and use them to increase the number of advertising channels, sales and occupancy rate.
· Conduct site visits with various clients, ensure units are well presented and provide them with consultation in decision making.
· Support clients and tenants in preparing all relevant documents and contracts.
· Manage tenants’ complaints and address their concerns effectively.
Internal Business Processes Performance
· Prepare and implement a leasing plan for all residential and commercial units.
· Regularly analyse leasing performance, pricing and provide recommended actions for adjustments when needed.
· Establish and manage a CRM database for existing tenants and captured leads.
· Ensure that tenants comply with all terms and conditions mentioned in tenancy agreement and take correction actions when needed.
· Prepare all leases, license agreements, operations and contracts considering agreed terms and conditions and ensuring the alignment with compliance standards and regulations.
· Increase the occupancy rate of related assets and respond to market resistant categories through agile techniques.
· Collaborate with consultants, lenders, advisors, engineers, contractors, and projects managers for under construction properties to enhance the rate of under construction sales.
· Support revenue generation through optimizing the average Days-to-Lease.
· Suggest rental rate by surveying local rental rates and calculating overhead costs, depreciation, vat, and revenues growth objectives.
· Manage the overall processes of leasing contracts’ negotiation, implementation and termination when applicable.
· Generate financial metrics regarding properties financial performance and recommend corrections actions when needed.
Learning and Growth Performance
· Suggest innovative changes of expanding and growth through proactive transformation initiatives and programs to enhance organizational profitability.
· Prepare relevant metrics and analysis reports, and ensure sales and leasing targets are met or exceeded.
· Regularly monitor and provide positive feedback regarding own achievements and provide insights for improvement of own performance.
· Perform any other relevant tasks assigned by the line manager.
Desired Candidate Profile
· Bachelor’s Degree business administration, marketing or an equivalent qualification.
· Additional professional Certification such as property management, sales & marketing, PMP or similar is an added value.
· Minimum of 5 + years of relevant work experience in real estate sector where in UAE.
