Job Description

Roles & Responsibilities

· Building Safety Monitoring and Maintenance

· Regular monitoring and maintenance of critical building safety systems such as fire alarm panels, fire extinguishers, sprinklers, fire hydrants, electrical systems, and more.

· Adhere to a predefined maintenance schedule for all safety and building systems, ensuring optimal functionality at all times.

· Electrical Systems Management

· Possess in-depth knowledge of 3-phase electrical systems and UPS systems.

· Troubleshoot and resolve faults in these systems promptly, especially during emergencies, to ensure minimal downtime.

· HVAC, Water Systems, and Kitchen Equipment

· Oversee the operation and preventive maintenance of HVAC systems, Reverse Osmosis (RO) water systems, and kitchen equipment to ensure they remain in peak operational condition.

· Perform preventive maintenance activities in line with established schedules (daily, weekly, monthly) and maintain comprehensive service records.

· Coordination with OEMs/AMC Vendors

· Coordinate with Original Equipment Manufacturers (OEMs) and Annual Maintenance Contract (AMC) vendors to schedule and complete preventive maintenance as per the maintenance calendar.

· Ensure vendors provide high-quality services in a timely manner.

· MEP (Mechanical, Electrical, Plumbing) Systems and Building Management

· Manage the day-to-day operations and maintenance of all MEP systems, ensuring smooth building management operations.

· Act promptly in addressing minor or major breakdowns, striving to reduce downtime.

· Cost Monitoring and Efficiency

· Monitor electricity consumption and other maintenance-related costs at the site.

· Develop and implement cost-saving initiatives to reduce maintenance and utility expenses.

· Inventory and Asset Management

· Maintain accurate records of stock, ensuring inventory levels are appropriate.

· Perform weekly physical inventory verification and keep the stock register updated daily.

· Ensure proper documentation of warranty cards, AMC details, and equipment-related information.
