Job Description
Roles & Responsibilities
Responsible for leasing commercial properties in Al Forsan such as but not limited for (Town Square, AFISR, Showrooms, Equestrian Retails, Motor Sport Garages etc.).
Negotiate lease agreements with potential tenants. Play a crucial role in attracting and retaining tenants, maximize property occupancy rates, and ensuring overall tenant satisfaction.
The ideal candidate will have excellent communication and negotiation skills, a strong understanding of the commercial real estate market in Abu Dhabi, and the ability to build and maintain relationships with Clients.
Conditions of work
Primarily work in an office setting. However, the role may involve occasional attendance at events or conferences, different entities visits, external meetings with stakeholders, including to real estate agents, contractors, government departments, potential clients, and site visits. adherence to leasing and property management software, and collaboration with team members for professional development and success.
Duties & Responsibilities
To accompany
· Identify potential tenants and actively pursue leasing opportunities for commercial properties.
· Support in achieving and maintaining high commercial occupancy rates.
· Conduct market research to determine competitive rental rates, property values, and market trends.
· Display commercial properties to prospective tenants and provide detailed information on property features, amenities, and lease terms.
· Negotiate lease agreements, including rental rates, lease terms, and other contractual terms, while ensuring compliance with legal and company guidelines.
· Build and maintain strong relationships with tenants, addressing their enquiries, concerns, and requests in a timely and professional manner.
· Conduct thorough screenings of prospective tenants, including credit checks and reference verification, to assess their suitability as tenants.
· Prepare and maintain accurate leasing documentation, such as lease agreements, move-in/move-out inspections, and lease renewal notices and any other related documents.
· Monitor and analyze market trends, competitor activities, and tenant preferences to make informed recommendations for property improvements or adjustments to leasing strategies.
· Coordinate with Al Forsan Marketing Team to create effective promotional materials for commercial properties.
· Ensure proper maintenance of commercial properties by coordinating with Al Forsan Engineering Team and conducting regular inspections to identify and address any maintenance or repair needs.
· In charge of the Abu Dhabi Municipality systems, Tenancy & Leasing system, or any required system related to commercial rental, tenancy and leasing.
· Possess knowledge and proficiency in utilizing the municipality Tawtheeq system to ensure timely issuance of contracts for new and renewing tenants, adhering to all relevant regulations and guidelines.
· Stay updated on the latest regulations and requirements from authorities regarding shopping centers and retail spaces, ensuring compliance and providing necessary guidance to tenants.
· On timely basis send all notifications, including lease renewal reminders, to tenants to maintain effective communication and facilitate seamless lease management.
· Responsible for all the paperwork such as applications, agreements, credits/payment, follow-up any due payment and responsible for arranging it.
· Cold calling and reaching out to prospective clients, confidently pitching the services to a wide audience to generate leads, obtaining contact information and advertising the services over the phone for expanding client’s list.
· Represent the company at various events, including conferences, networking events, and property showcases, showcasing commercial properties and promoting Al Forsan leasing services.
· Be responsive and proactive in fulfilling additional responsibilities as requested by the Line Manager to meet the evolving needs of the business.
· Foster a collaborative team environment by actively participating in team development plans, sharing knowledge, and contributing to the overall success of the leasing department.
To provide assistance
· Provide a comprehensive assistance to Clients throughout the leasing process, including conducting property tours, addressing inquiries and concerns, offering advice on property suitability, negotiating lease terms, coordinating lease documentation, and facilitating a smooth transition for Clients into their leased commercial spaces.
· Strive to ensure exceptional customer service, fostering strong relationships with Clients and serving as a reliable point of contact for ongoing support and assistance during their tenancy.
· Provide support to other departments, including Engineering and Facility, to ensure seamless collaboration and deliver exceptional services to our Clients, aiming to achieve the highest levels of Client satisfaction and receive positive feedback.
Desired Candidate Profile
· Bachelor’s Degree in Commerce major in Business Management, Business Administration or Accounting
· Minimum of 5 to 7 years of relevant experience in Commercial, Leasing and Sales within Abu Dhabi Real Estate industry.
· Excellent knowledge in Municipality and Tawtheeq system
· Good knowledge of Outlook, Word, Excel, PowerPoint, CRM, preparing presentation and reports, etc.
- A valid real estate license may be required, depending on local regulations.
- Previous experience in commercial leasing, property management.
- Excellent verbal and written communication and negotiation skills, the candidate should be able to articulate property features, negotiate lease terms, and maintain professional relationships.
- A customer-centric approach with a focus on providing exceptional service to clients and tenants is important.
- The candidate should be a collaborative team player, willing to participate in team development plans, contribute to the success of the leasing department, and support colleagues when needed.
